Price Proxy



By using its experience in decision-making support systems and evaluating mortgages, CRIF Decision Solutions has developed a specific model to estimate a reference price for residential properties, which guarantees full coverage of Italy and is regularly updated.

Price Proxy combines various elements that are important for an initial evaluation of a property in a statistical model. This estimate model was developed using advanced statistical methods (hedonic models combined with local indexes) and uses information on properties and their territorial location from both public sources and CRIF services.
In particular, Price Proxy:

  • provides a minimum/maximum price range per square metre;
  • is based on the macro-characteristics of the property (type, state, floor, fittings, etc.);
  • is based on the location of the property. Different models are available for different geographical areas, in order to interpret the various local dynamics of housing prices is available for the whole of Italy;
  • is regularly updated, to reflect the development of the local property market;
  • focuses particularly on properties that have mortgages.
